Other than in cases of emergency, the body corporate cannot demand access to a section or an exclusive use area without first giving the owner notice.
The owner must permit body corporate agents, at reasonable times and on such notice, except in an emergency, to enter a section or exclusive use area to inspect, maintain or repair it, or to check that the rules are being observed.
