July 2013 (Volume 8, Issue 7)
Dear Paddocks Press Fan,
The winter, it is past and the spring is here at last… Well, not quite, but technically we are only a month away from Spring, so we can look forward to better weather. Have you taken time to plan your year-end break? Perhaps now would be a good time to thrash those details out with your significant other(s) and make your bookings.

In this month's edition of Paddocks Press:
1. Anton Kelly deals with the tampering of meeting minutes;
2. Andrew Schaefer looks at communication between the Managing Agent and trustees; and between the trustees and owners;
3. Jennifer Paddock blogs about De-cluttering Your Apartment (and Life!) by Buying Less; and
4. We finish with the regular "Q & A with the Prof" column.

Thank you for reading our monthly magazine, and please don't hesitate to forward it to anyone else you think would find it useful.
Kind regards,
Graham

P.S. We are still accepting late registrations for the Home Owners' Association Management short course. Click here to view course information.

Tampering with the minutes of meetings?
Believe it or not, it happens!
By Anton Kelly
The Sectional Titles Act and prescribed rules codify the principles of the common law of co-ownership. One of those principles is that one owner can’t do anything with the shared property without the agreement of the other co-owners, which is why anything that fundamentally affects the common property in sectional title schemes must be approved by a unanimous resolution.

In this article, Anton explains the importance of the minutes of sectional title meetings. (reading time: ± 1 min)

Communication between Managing Agents, trustees and owners
The importance of maintaining communication
By Andrew Schaefer
Regular, transparent and targeted communication, facilitated by trustees and directors, is a critical success factor for harmonious, communal living. Time and capacity are limited and challenged to also fit in communication responsibilities without a deliberate effort and priority around communication. This is mainly because trustees are volunteers who typically allocate significant after-hours time to body corporate management responsibilities, generally for no financial reward.

In this article, Andrew discusses the importance of communication between the Managing Agent and trustees; and between the trustees and owners. (reading time: ± 3 mins)
