Prof. Graham Paddock For most of us, today is the end of the financial year, so you are probably up to your teeth. As bit of light relief and to engage another side of your brain, here is our second edition for 2012.

New developments of residential sectional titles schemes usually involve either the redevelopment of urban land or the subdivision and rezoning of agricultural land. In the urban situation, the land used for the new scheme is often a consolidation of a group of properties. In either case, there could be an existing building which is incorporated into the scheme – a house worth keeping, for example. The chances are that it will be considerably bigger than the new section. So, what does this mean for the participation quota?

There seems to be some confusion of late as to whether a person can hold more than two proxies or not. The simple answer is yes: a person can hold more than two proxies – there is no limit at the moment. “At the moment” is key here, and this seems to be where the confusion comes in.
