Attending your Sectional Title's AGM
What can an owner achieve by attending the AGM?

Attending AGMs is the sectional title owners’ only real chance of influencing how their scheme is run. The prescribed rules specify a number of very important items that must be considered and decided on by the owners at the AGM. These decisions directly affect owners’ lifestyles and pockets, so it’s worth the time and trouble of attending and taking part in those decisions.

Is there basis for an insurance claim?

The intention of the Sectional Title policy is to insure the buildings/structures relevant to the body corporate, as required by Prescribed Management Rule 29 of the Act. It is therefore, clear that the washing machine, not being part of the body corporate property, cannot form part of the sectional title policy. However, water is an insured peril and, as such, the body corporate should have a valid claim for the damage caused by the faulty washing machine.
